Keeping a boiler in tip-top condition requires an annual inspection from a qualified RGI engineer. Manufacturers recommend servicing your boiler every twelve months. Getting your boiler serviced is essential to keeping your family safe and your boiler efficient. Boilers that miss an annual service run the risk of getting a gas leak or a blocked flue, which can lead to deadly carbon monoxide poisoning. Depending on the type of boiler you have installed will influence the boiler service procedure.
Generally speaking, our engineer will fire the boiler to identify any faults, then remove the casing to assess internal components. The flue (think of this as your boiler’s exhaust pipe) will then be inspected to ensure there are no obstructions.
Following this, the gas valve will be adjusted to ensure the burner is combusting as it should and the inside casings cleaned, along with the boiler parts if necessary. Finally, the boiler will be checked for leaks.
At the end of the boiler service you will be issued with an RGI cert of conformance.
If the property you let or manage has a gas boiler you are legally obliged to have it serviced every 12 months.
Under gas safety regulations, you are responsible for the safety of your tenants. Statutory Instrument SI.534 of 2008 Housing (Standards for Rented Houses) Regulations, the landlord must annually obtain a landlord gas safety certificate to show that any gas boiler on their property passes its annual gas boiler service.
A landlord gas safety certificate can only legally be obtained from qualified, registered Gas Safe engineers after they have checked the installation and/or flue for safety.
